This Indenture made the thirteenth day of April in the year of our Lord one thousand eight hundred & twelve between Jonas Perry of the town of Hartwick in the county of Otsego & State of New York of the first part and Christopher Ellis of the town of Milford in the county & state aforesaid of the second part witnesseth that the said party of the first part for and in consideration of the sum of one thousand four hundred and fifty dollars to him in hand paid by the party of the second part wherewith the said party of the first part doth hereby declare himself satisfied and paid hath & by these presents doth grant bargain sell alien remise release convey & confirm with the said party of the second part his heirs and assigns all that northerly half of the following two hundred acres of land lying and being in the town of Milford county & state aforesaid formerly occupied by David Cully Esqr. having the mill creek for the south boundary of the said north half of the herein after described two hundred acres of land reserving at the same time the grist mill & mill house standing on the north side of said creek and one quarter of an acre of land on which the said mill & mill house stand the said two hundred acres of land & of which the above described piece of land is the north half is bounded as follows beginning at a small beech saplin standing in a south line of John G. Hartwick's Patent thence along said line south eighty-nine degrees & thirty minutes west thirty three chains to a small beech tree standing in the said line marked with the letters D.C. & figures of 1788 numbered 4 or 5 thence south seventeen degrees & thirty minutes west sixty-five chains & eighty five links to a stake & stones thence along a line of marked trees nearby East thirty three chains to a Stake and stones thence north seventeen degrees East along a line of marked trees to the place of beginning containing two hundred acres of land being part of Lot No. 68 in a Patent granted to Charles Reed & others commonly called the Otego Patent together with all and singular the rights members & privileges to the same belonging or in any wise appertaining & the reversion & reversions remainder and remainders rents issues profits thereof and all the estate right title interest property possession claim and demand both in law and equity of the said party of the first part of in & to the same. To have and to hold the said tract or parcel of land and premises with the appurtenances unto the said Christopher & his heirs & assigns to them & their only proper use benefit & behoof forever. And the said party of the first part doth for himself his executors & administrators covenant and agree to & with the party of the second part his heirs & assigns that he is the true & lawful owner of the said tract or parcel of land & premises with the appurtenances and is lawfully seized in his own right of a perfect absolute & indefeasible estate of inheritance in fee simple of & in all the said premises with the appurtenances and both in himself good right full power & lawful authority to grant and convey the same in manner aforesaid and also that he the said party of the second part his heirs and assigns shall & may forever hereafter peaceably have hold occupy & possess the said granted premises free from the hindrance or molestation of any person or persons lawfully claiming the same; and that he the said party of the first part and his heirs the said parcel of land & premises unto the said party of the second part his heirs & assigns against all claims and demands whatsoever shall & will warrant & forever by these presents aforesaid In witness whereof the party of the first part hath hereunto set his hand and seal the day & year first above written.

State of New York Otsego SS on the second day of January one thousand eight hundred & fifteen personally appeared Jonas Perry to me known as the within described grantor & he acknowledged that he executed the within deed. Let it be recorded.
